Director of Operations – Multifamily Property Management

Whitney Management Corp. is seeking an experienced Director of Operations to lead and optimize operations across our multifamily property portfolio. This executive leadership role is responsible for driving financial performance, operational consistency, team development, and overall asset success across multiple communities.

The ideal candidate is a strategic, results-driven multifamily leader with strong financial acumen, operational expertise, and a passion for developing high-performing teams.

What You'll Do

  • Oversee day-to-day operations across a multifamily portfolio, ensuring consistency, efficiency, and strong performance
  • Lead Regional Managers and corporate department leaders including Facilities and Compliance
  • Review and manage property budgets, P&Ls, financial variances, and key operational performance metrics
  • Drive occupancy, revenue growth, NOI performance, and expense control initiatives
  • Partner with Regional Managers to ensure monthly financial and operational goals are met
  • Review delinquency trends, collections efforts, recertifications, and operational challenges
  • Lead annual budget preparation and forecasting processes
  • Oversee vendor approvals, purchasing compliance, and operational controls
  • Support recruiting, interviewing, and hiring decisions for onsite leadership roles
  • Serve as the administrator for property management software, including user access, system setup, and training coordination
  • Conduct monthly operational leadership meetings and maintain strong communication across teams
  • Develop performance incentive and bonus programs to support company goals
  • Respond to operational emergencies as needed

Qualifications

Required:

  • 7+ years of multifamily property management leadership experience
  • Experience overseeing multiple properties and regional teams
  • Strong financial management experience including budgets, P&L review, forecasting, and variance analysis
  • Proven ability to improve occupancy, revenue, and operational performance
  • Experience leading and developing high-performing teams
  • Strong knowledge of multifamily operations, leasing strategy, collections, and compliance
  • Experience with value-add or portfolio optimization strategies
  • Executive-level leadership experience
  • Experience with property management software (Yardi, RealPage, OneSite, AppFolio, or similar)
  • Ability to travel up to 40%
  • Valid driver's license and reliable transportation

Schedule

  • Monday to Friday
  • Extended hours as needed
  • Evening and weekend availability for operational needs or emergencies
